New Custom Home Building Trends for 2023

2023 January 18

From open floor concepts to smart homes, beautiful home offices, and more, building a home in 2023 is full of forward-thinking designs and concepts. If you are thinking about building a custom home this year, there are a lot of trends happening in the housing market and design world that you should be aware of before making any decisions.

We’ve done the research for you and created a list of custom home-building trends we’re predicting in 2023.

A Booming Market Despite Inflation

Despite the global pandemic and rising inflation rates, the housing market has exploded. According to NAR’s Housing Affordability Index, as of January, home affordability rates have increased by 13 percent.

New home construction is showing no signs of slowing down in 2023. In fact, in 2022, there were more residential home builds than in the previous five years. Why? Homeowners are taking advantage of record-low mortgage rates. This means there’s a high demand for builders who can work with their clients to build their dream homes efficiently. As a result, builders and buyers are benefitting from today’s housing market.

The Rise of Smart Technology

Smart technology is becoming increasingly integrated into every facet of daily life. This is no exception when it comes to new custom home constructions. From thermostats to security systems, automatic blinds, smart refrigerators, and more, home automation is becoming standard. As the trend grows, the availability of smart devices in homes has become more accessible and affordable thanks to Google, Amazon, Microsoft, and Facebook. The movement is even supported by some utility companies.

Home Offices are the New Normal

Covid transformed the working landscape all across the US. Suddenly, employees had to work from home, and many found that their homes were not conducive to a remote working environment. Remote work or hybrid work is here to stay, and now home offices are becoming a top priority for people who custom-build their homes. From a formal office room to a pocket-style office, there are many different options to consider, and all have their pros and cons.

New Home Constructions with Open Layouts

Open layouts have been a popular trend for many years now, and you’re likely already familiar with this concept. If not, open layouts are where there are no walls distinguishing one room from another. It’s a trend that shows no signs of slowing as more and more new homeowners want open-concept kitchens, living rooms, and dining areas.

Open layouts make homes feel more spacious and allow more natural sunlight into the home. This makes the home feel more inviting and relaxing, and the increase in natural sunlight has great benefits for mental health. Additionally, open concepts allow for better flow between rooms, making it generally easier to move around the household.

Large Windows and Glass Walls

Along the lines of open layouts, large windows and glass walls are popping up left and right in new home builds. Large windows and glass walls incorporate nature into the home, making the outdoors the “decor” of the home. Overall, the atmosphere is calmer and more zen-like.

With more natural sunlight cascading indoors, the need for lights and energy use is reduced. This trend makes sense as our culture is beginning to move toward a more sustainable, natural, and health-oriented society.

Black Accents

2023 is the year that black comes back. Black accents can be seen everywhere, from appliances, cupboards, walls, and furnishings. Black accents with white or light walls/interiors create depth in a room and emphasize its most attractive architectural features. It’s a modern look with many benefits, adding warmth to spaces and hiding small scuffs and imperfections from everyday use.

In fact, in light of this trend, Samsung has recently released not one but three different shades of black and blackish finishings for refrigerators. You can check them out here
